Two home types gaining popularity in Memphis, TN are townhomes and condos. These options offer homeownership with minimal upkeep and maintenance. If you’re uncertain about which is the right fit for you, consider these three major differences.<\/p>\n

1. Ownership of External Space<\/h2>\n

In a condo, you share the external space with other residents and rely on a master HOA insurance policy for any claims. The cost of repairs is shared among condo owners, making it more affordable. Conversely, in a townhome, you are responsible for the exterior of your home, including the siding, roof, walkways, and patio area.<\/p>\n

Parking in a condo community is typically assigned, with specific spaces allocated to each condo. On the other hand, townhomes come with a garage and a parking area on the property.<\/p>\n

2. Condos Offer More Amenities<\/h2>\n

Due to their design, Condo communities often have shared spaces such as gyms, pools, recycling areas, and recreational spaces. Townhome communities may share a pool but generally offer fewer amenities. This lets you set up an in-home gym or utilize local gym memberships. Despite this, you may still be required to pay an HOA fee with a townhome without reaping as many benefits as you would in a condo.<\/p>\n

Comparing the design of a condo and a townhome, a townhome offers more privacy. You only have neighbors on either side of you, and you can have a home without a neighbor above or below you. Condos, similar to apartments, often have neighbors on all sides. However, townhomes come with a fenced-in patio, providing a level of privacy not always available with a condo.<\/p>\n
